Vacant Property Refurbishment Grant - Above the Shop Grant
From 31 March 2026, a grant of up to €135,000 is available for the conversion or refurbishment of vacant above shop space into residential units for occupation as a principal private residence and / or for residential units that will be made available for rent and where a tenancy /tenancies are registered with the Residential Tenancies Board (RTB), subject to appropriate planning permission being in place.
The grant is available towards the cost of carrying out eligible works, up to the maximum grant limits set for each category of work. Longford County Council will assess the proposed works to ensure the costs are reasonable. The grant amount includes VAT.
When completing the application form, applicants must state whether the property will become their principal private residence or whether it will be made available for rent once the works are complete.
To qualify, the building must have been constructed before 2008 and must include a commercial premises that will remain in use as a commercial unit. The commercial element may be occupied or vacant when the application is submitted.
The area of the building outside the commercial unit must have been vacant for a minimum of two years before the application date and must be capable of being converted or refurbished for residential use. Evidence of the vacancy period must be provided as part of the application. There is no requirement for the commercial premises itself to have been vacant.
While the scheme is known as the Vacant Above the Shop Grant, it is not limited to properties with accommodation above a shop. It also applies to single-storey buildings where the existing commercial unit is retained and other vacant space within the building can be converted into residential accommodation.
Only one grant can be approved for each building.
Grant Amount
The Vacant Above the Shop Grant is based on the number of residential units being created or refurbished.
- Up to €95,000 where one residential unit is created.
- Up to €115,000 where two residential units are created.
- Up to €135,000 where three or more residential units are created.
There is no separate derelict top-up under this scheme. The grant amount is based on the number of residential units being delivered and the eligible works approved by Longford County Council.
An Expert Advice Grant of up to €5,000 may also be available before applying for the Vacant Above the Shop Grant.
Important Notes:
Where Longford County Council requests further documentation to support an application, failure to provide the requested information may result in the application being delayed or deemed invalid.
Applicants should not commence works until written grant approval has issued.
