Quick Guide to Documentation Required

(1) Application Form fully completed as appropriate: All questions answered and a signed application submitted (1 Original) 

(2) Planning Application Fee: Fees Schedule.

(3) Newspaper Notice in any of the approved newspapers (Note: Please submit 1 Entire page of Newspaper) 

(4) Site Notice in approved format: Site notice to be left on site for a period of 5 weeks from the date the Planning application was submitted to the planning authorities office. (1 Original) 

(5) Site Location Map: Scale of 1:1000 built up area and 1:2500 in all other. (6 No. Copies Required)

(6) Site Layout Plan: Scale of 1:500 (6 No. Copies Required)

(7) Floor Plans, Elevations and Sections: Scale not less than 1:200 or other scale as agreed with the Planning authority prior to submission. (6 No. Copies Required)

(8) Site Assessment/Percolation Test/Water Table Test: Required for a site with a septic tank or wastewater treatment unit. Tests for Septic Tanks must be carried out in accordance with procedures set out in the ‘Environmental Protection Agency – Wastewater Treatment Manuals – Treatment Systems for Single Houses’ at the location of the proposed percolation area. Test results must be certified by a suitably qualified person. (6 No. Copies Required)

(9) Implementation of Housing Strategy:  Certificate of exemption must be applied for four houses or less. Otherwise Proposals need to be submitted for Five houses or More.

(10) Supporting Documentation (6 No. Copies Required)

It is advised that you consult with the Planning Department prior to the submission of a planning application for a large scale development whether residential or industrial/commercial.

*please note that the Cert of Exemption applies to applications for four houses or less only.  Any application for five or more houses must submit a proposal detailing how the applicant intends to comply with Part V of the Planning and Development Act 2000 (as amended).

Information for Newspaper Notice

The newspaper notice shall contain as a heading the name of the Planning Authority to which the planning application will be made and shall state:-

  • the name of the applicant,
  • the location, townland or postal address of the land or structure to which the application relates (as may be appropriate),
  • whether the application is for permission for development, permission for retention of development, outline permission for development or permission consequent on the grant of outline permission (stating the reference number on the register of the relevant outline permission),
  • a brief description of the nature and extent of the development, including:-
    • Where the application relates to development consisting of or comprising the provision of houses, the number of houses to be provided,
    • Where the application relates to the retention of a structure, the nature of the proposed use of the structure and, where appropriate, the period for which it is proposed to retain the structure.
    • Where the application relates to development which would consist of or comprise the carrying out of works to a protected structure or proposed protected structure, an indication of that fact.
    • Where the application relates to development which comprises or is for the purpose of an activity requiring an integrated pollution  control licence or a waste licence, and indication of that fact, or
    • Where a planning application relates to development in a strategic development zone, an indication of that fact, and 
    • That a planning application may be inspected or purchased at a fee not exceeding the reasonable cost of making a copy at the offices of the Planning Authority during its public opening hours and that a submission or observation in relation to the application may be made to the authority in writing on payment of the prescribed fee of €20 within the period of 5 weeks beginning on the date of receipt by the authority of the application.

Please note: Where a planning application is to be accompanied by a Natura Impact Statement (NIS) or an Environmental Impact Assessment Report (EIAR) the notice shall also state:

  • (a) that a Natura Impact Statement (NIS)/an Environmental Impact Assessment Report (EIAR) will be submitted to the Planning Authority with an application
  • (b) that a Natura Impact Statement (NIS)/ an Environmental Impact Assessment Report (EIAR) will be available for inspection or purchase during office hours at the offices of the Planning Authority.
